Kitchen/Dining Room

A fully equipped kitchen with everything guests will need during their stay, including a 5 door Aga and hob, 2 electric ovens, 2 sinks, 2 large American style fridge/freezers with drinks dispenser and ice machine, 2 dishwashers, Magimix, Nutribullet and Nespresso coffee machine. The kitchen has a large island, open fireplace, dining table and chairs to seat 12 guests. From the kitchen french doors open up onto the grass tennis court

Large terrace area with a sunken fishpond dining table and chairs, a covered outdoor sitting room area with sofa's, armchairs, coffee table and heater and stairs leading down to the swimming pool

Bedroom One (pink bedroom)

With a king-size bed, located in the eaves (5ft entrace). TV with Freeview, views across the grounds and en-suite bathroom with limited headroom at the entrance (4ft) has a free standing bath with a hand held shower

Bedroom Two (yellow bedroom)

With twin beds and TV with Freeview

Bedroom Three (grey bedroom)

With a king-size bed, armchair, TV with Sky Q and en-suite bathroom with limited headroom at the entrance (3ft 10 inches) has a bath with a hand held shower

With a free standing bath and a walk-in shower

Bedroom Four (master bedroom)

A light, spacious bedroom with a super king-size bed with a hidden TV at the base of the bed with Freeview and Now TV, a sofa, chairs, French windows leading onto a private balcony with a chair, a walk-in wardrobe and en-suite bathroom with steps leading up to a round bath and a separate walk-in shower. This bedroom also benefits from air-conditioning.

Bedroom Two

A twin bedroom, perfect for children, with an en-suite bathroom with a shower

Beautifully manicured grounds extending to just under two acres, with a private gated drive, several seating areas on the terrace in front of the main house by the grass tennis court and on the terrace in front of the annexe. Guests have access to a grass tennis court with an umpire chair, a trampoline, croquet lawn, outdoor heated swimming pool, three large round sun beds with room for three people on each, outdoor sofa with two day beds, a hot tub, bluetooth sound system, party lights, a combined sauna and steam room with changing facilities including WC and shower. The grounds also have a vegetable garden where guests can help themselves to seasonal produce and a wildflower meadow with meandering paths.

The grass tennis court is available from; 26th April - 18th October 2024 11th April - 31th October 2025

Swimming pool available from; 29th March - 17th May 2024 and 27th September - 1st November 2024 (9.30am to 6.30pm) 18th May - 26th September 2024 (24 hours a day) 11th April - 22nd May 2025 and 20th September - 31st October 2025 (9.30am to 6.30pm) 23rd May - 19th September 2025 (24 hours a day)

The swimming pool and hot tub are cleaned daily (except Sundays) Two well behaved dogs are welcome for an additional charge of £20 per dog. Dog towels and dog beds provided. Arrival Day(s): Fridays or Mondays Check In: After 4:30pm Check Out: Before 09:30am The house sleeps 12 (a maximum 10 adults and 2 children).

We would respectfully ask that the following house rules are adhered to, to avoid any damages. Should any damages arise please note charges may be taken from your security deposit. Please note check out is 9.30am. Please ensure you vacate on time to allow our housekeepers to enter the property and prepare it for the next guests. Smoking is not permitted in the property at any time. Please note for insurance purposes the number of guests must not exceed the total occupancy of the house. Please be respectful to neighbours. Quiet hours are between 11pm and 9am. Parties and loud music are not permitted. No stag or hen parties. No fireworks.
