Here’s everything you need to know about staying with us, from arrival times to property inventory, we’ve included everything we can think of to give you peace of mind and answer any questions you may have before you book. Bookings

We require a deposit of 30% at the time of booking, plus a small booking fee. The remaining balance will then be due 8 weeks before your arrival date.

If you are booking less than 8 weeks before your arrival date, the full amount would need to be paid at the time of booking.

Your welcome information will be sent out via email 7 days before your arrival date. You can also access these via the “Guest login” section. For security reasons we do not send this information out too far in advance.

Your welcome information will include more information about the property, directions, and access details. We may also provide you with the owner contact details so that you can liaise with them directly, if necessary.

Check in at most of our holiday homes is from 4pm and check out is from 10am, unless otherwise stated. The check in and check out times are also detailed on your booking confirmation.

All our properties will provide bed linen and towels. Please be aware that the towels provided on the beds are for indoor use only, and you will need to bring your own towels for beach days, unless specified in the property information.

Please be aware that cot linen is not provided at any property, so you will need to bring this with you.

For insurance purposes, we need to know the number of guests staying at the property. You must not exceed the maximum occupancy of the property booked. If you are unsure of how many people will be staying with you, please just let us know and we can amend your booking at a later date.

Your security deposit will be returned to you within 10 working days of your departure, providing there has been no damage to the property. Should there be any charges against your deposit, we will let you know as soon as possible.

Accidents do happen from time to time; please do let us know if any breakages or damages occur during your time at the property. For more information please refer to our Terms & Conditions.

We include detailed information about what you can expect to find at your property in the arrival instructions (sent via email 7 days before arrival). However, if you have any specific questions, please do not hesitate to contact us.

Many of our properties are pet friendly. You will be able to find this information on the listing.

Please notify us at the time of booking if you are planning to bring a pet. Some of our properties will not accept pets due to allergies and others may except small, well-behaved pets on request, in which case we will need to know the type of pet and with dogs, the breed and the age of the dog(s).

There is an additional cost to bring a pet with you, details of which can be found on the listing.

Yes, we have a range of local partners who can offer extras and experiences during your stay. Please get in touch with the team to find out more.

If you are unable to go on holiday, please let us know as soon as possible. In some cases, we may be able to move your booking to another date, but this is not guaranteed and an administration charge may be applied. We may also be able to offer a partial/full refund if we can resell the dates to new guests.

Our booking conditions describe our policies and procedures and clarify the contractual relationship between you and the owner of the property. You can find further details in our Terms & Conditions.

If you are VAT registered and would like an invoice and receipt for the booking fee, please get in touch with us. Some of our owners are VAT registered in which case we are able to provide you with an invoice for the rental as well.

Keepers Cottages does not provide booking insurance. However, we work with XCover, which is detailed at the checkout and can provide you with cover in case of illness or injury.

Keepers Cottages operates a non-refundable damages waiver policy. This is included in your rent and will cover you for up to £200 of accidental damages at the property. See Terms and Conditions for more information.

Keepers Cottages cannot accept responsibility for any items that may be left behind. If you think you have left something, please let our team know as soon as possible and we will do our best to find and return it as soon as possible.

Some of our properties will have a cot and a high chair, in which case there will be an option to add this on at the time of booking. However, cot linen is not provided at any of our properties. Please refer to the property listing details to find out more.

Some of our properties have electric car chargers. This will be listed within the property description. Please get in touch to find out more information.
